If you live in the New England area, specifically central Massachusettes, you are familiar with flooding basements. We experience some extremely harsh winters on the east coast. The cold air and storms we get can cause damage in places you least expect. Last week, we dealt with frozen pipes after -5 degree weather, and this week after experiencing over 2 feet of snowfall, we are now getting a large amount of rain.

As the rain continues to fall, the water table rises due to the frozen ground and the rapidly melting water from last weekend’s snowfall. This combination leaves the rainfall with nowhere to go, raising the water table rapidly. In the next couple of paragraphs, I will give the most practical advice on steps to take when experiencing a flooding situation.

First Steps to take

Remove anything of value from the basement to keep it from sustaining more damage as a result of longterm exposure to water.

If you have a sump pump make sure it is running properly, unclogged, and check the float is not stuck.

Determine if you have insurance coverage for ground water.

Get the water pumped out once the water table recedes. Tip: Most fire departments will come pump your flooded basement for free. Call your local departments non emergency number to find out.

Call a local restoration company to access the damage once the water has completely receeded.

The last part above looks different for every property; there is no one-size-fits-all drying plan.

What is an Ice Dam, and why do they occur?

Ice dams usually occur after a heavy snowfall and several days of freezing temperatures.

Warm air inside your home leaks into the attic and will warm the underside of the roof, causing snow and ice on the top to melt. The melted water will drain along the roof, under the snow, until it reaches the cold overhang. The overhang tends to be the same temperature as the outdoors, and the melted water will refreeze and form an ice dam and icicles. The ice dam can cause damage to the roof, which will result in water leaks to the inside. Frequently the result will be a water spot on the ceiling under the roof damage.

What can I do to Prevent Ice Dams?

Don’t heat the roof to prevent an ice dam; keep it cold.

That way, the snow on the roof eventually dissipates without making large amounts of meltwater. The underside of the roof deck should not exceed 30 F. The best way to maintain low temperatures is by ensuring that there is adequate insulation. Start by sealing gaps that let warm air pass into the attic from the house. The attic must also be ventilated so that cold air is introduced into it and heated air escapes rapidly. Some remodeling contractors are under the impression that heat passing through the attic helps prevent ice dams. When just the opposite is true. Although excess heat moving from the attic through the roof rapidly melts the snow. It quickly freezes and forms an ice dam once the meltwater touches the cold eaves. If your roof is prone to ice damming during the winter, you can use a snow rake on your top to remove snow.

What do I do if I suspect an Ice Dam?

Clear the roof right away; as long as the dam is still there, water will flow into the home.

We do not recommend that you get on the roof yourself; we recommend hiring a roofing contractor to remove the dam due to safety issues. Once the barrier is removed, we can dry out the affected area to prevent mold growth. Once the affected area has been dried, you should take steps to prevent it from happening again; see above.

When I started in this industry nearly 17 years ago, harsh chemicals were the only way to ensure that all the microbes, germs, and bacteria were entirely irradicated. So many things have changed in this industry since then, but my favorite change is plant-based products.

Before Plant-Based Products

Fifteen years ago, if you walked into a home with sewerage or mold, I could guarantee that near the end of completing the clean up you would don a Tyvek suit and a full-face respirator. Explain to the homeowner they had to leave their home for our company to apply a chemical that would kill any remaining germs and microbes in their home. Over the years, I have had homeowners hesitant to allow us to spray these products in their homes. Worried about their pets, children, and themselves being around after it was applied created quite a bit of pushback.

The Introduction of Benefect

About 20 years ago, a product promising to be less toxic than vinegar came on the market; many companies were hesitant to make a switch to a product that claimed it could perform at the same rate as the top-of-the-line disinfectant but without the use of respirators. We kept an eye on the product waiting for more long-term studies on the product’s effectiveness and longevity. How Does it Work?

As with all disinfectants, the area must not be excessively dirty before applying. Benefect can clean and disinfect all in one step. The EPA has recommended contact dwell times that are standard to kill different types of microorganisms effectively.
